What is a Comparative Market Analysis?

A Comparative Market Analysis (“CMA”) is a report that contains information about a given property (“subject property”), and other properties that are similar to the subject property (“comparatives”). Under normal conditions, comparatives are located within the same subdivision as the subject property. The purpose of a CMA is to estimate the value of the subject property within a given market. Note that both sellers and buyers can use a CMA to estimate a home’s market value.
